What is a Domestic EPC?

An Energy Performance Certificate rates a home’s energy efficiency from A to G and includes recommendations for improvement. It uses a standard assessment method rather than your personal energy bills.

When do I need an EPC?

If an existing home has no valid EPC, an EPC must generally be commissioned before marketing it for sale or rent, unless an exemption applies. Check for an existing valid certificate before booking.

How long is an EPC valid?

An EPC is normally valid for 10 years, unless a newer certificate replaces it. You can check your property on the government energy certificate register.

What happens during the visit?

The assessor measures the property and records relevant building features, insulation, windows, heating, hot water and lighting. Photographs support the assessment evidence.

How long does the assessment take?

Visit time depends on the property’s size, layout and access. We’ll discuss this when booking and confirm the expected assessment and EPC lodgement timing.

How should I prepare?

Arrange access to the rooms, heating equipment and meters, and the loft if there is safe access. Have any relevant insulation or improvement documents available. Please don’t climb into the loft yourself.

Can you guarantee a particular rating?

No. The rating follows the approved methodology and the property evidence. We cannot promise a particular EPC band.

Do you cover flats and maisonettes?

How much does an EPC cost?
